• Partial gut rehab and extensive interior remodel/alterations to existing 3-story plus
   basement, vintage (1913), 6,143 square foot, apartment building.
• Convert 7-unit building to 4-unit building consisting of one, 2-bedroom, 2-bathroom unit
   and three, 3-bedroom, 2-bathroom units.
• New kitchens, bathrooms and in-unit laundry for each unit.
• New windows.
• New natural gas fired fireplaces.
• New water service and plumbing system.

• Convert three, 2-bedroom, 1-bathroom apartments to one, 2-bedroom, 2-bathroom
   unit and two (2), 3-bedroom, 2-bathroom units.
• New kitchens, bathrooms and in-unit laundry for each unit.
• New natural gas fired fireplaces.
• New steel beams, steel columns and concrete floor at basement.

• Partial gut rehab and extensive interior remodel/alterations to existing 4-unit, 3-bedroom,
   1-bathroom, 2-story plus partial unfinished utility basement, vintage (1911), 4,962 square
   foot, apartment building.
• New kitchens and bathrooms.
• New water service and plumbing system.
• New natural gas fired forced air heating and air conditioning systems.
• New electrical panels, wiring and devices including new 400 amp electrical service.
 • Hollywood Apartment Building - New addition, exterior steel stairs and decks
     1670-1672 West Hollywood Avenue, Chicago, Illinois
• New 3-story plus basement addition (672 square foot) to the back of the existing 4-unit,
   2-story plus basement, vintage (1923), 7,548 square foot, apartment building. Total square
   footage is 8,220, including new addition.
• The new addition square footage is the maximum allowed (grandfathered) by the Chicago
   Zoning Ordinance.
• The first floor of the addition includes a new family room, open to the existing kitchen and
   a new private unenclosed porch for the first floor west apartment.
• The second and third floors of the addition provide duplex (2-story) living space for the
   second floor west apartment. The second floor of the addition includes a new family room
   open to the existing kitchen and new interior spiral stair to third floor. The third floor of the
   addition includes a new sitting room with rooftop access for a future private rooftop deck.
• New 2-1/2 story exterior steel stair, located at the back of the building, which provides rooftop
   access and apartment egress.
• New steel framed decks for the first floor east and second floor east apartments. Each deck
   has exterior access doors from both the kitchen and dining room.
• Refer to reroofing projects for existing building reroofing, structural improvements and brick
   parapet wall replacement.
• New electrical panels and 600 amp electrical service.

 • Hollywood Apartment Building - Front facade replacement and improvements
     1670-1672 West Hollywood Avenue, Chicago, Illinois
• The building is an existing, 4-unit, 2-story plus basement, vintage (1923) apartment building.
• Project included complete removal and replacement of the existing face brick and limestone
   with new, matching the original building layout and castled style. The exterior wall
   construction is multi-wythe brick masonry.
• Removal and replacement of all steel lintels (beams and angles located at the top of window
   and door openings) with new.
• New metal clad wood double-hung windows with true divided lites at the upper sashes
   matching the original 1923 building window style.
• Remove existing concrete entry steps and stoop.
• New concrete entry steps and stoop including a new concrete foundation system. New
   concrete entry walk.
• New brick and limestone faced masonry landscape walls, piers and limestone planters/urns
   with associated new concrete footings and foundations.
 • Farwell Apartment Building - Interior remodel/alteration
     2147 West Farwell Avenue, Garden level apartment, Chicago, Illinois
• Partial gut rehab and extensive interior remodel/alterations to the garden level of existing
   4-story plus garden level, vintage (1913), 10,653 square foot, apartment building.
• Convert existing 4-unit building to 3-unit building.
• Combine existing studio apartment and 1-bedroom apartment into new 2-bedroom,
   2-bathroom apartment.
• New kitchen, bathroom and in-unit laundry.
• New natural gas fired forced air heating and air conditioning system at garden level apartment.
• New 600 amp electrical service with new electrical panels at garden, first and second floor
   apartments. New electrical wiring and devices at garden apartment.
 • Olive Apartment Building - Interior and exterior alteration
     1461 West Olive Avenue, Chicago, Illinois
• Extensive basement alterations in existing 3-unit, 3-story plus basement, vintage (1913),
   6,196 square foot apartment building.
• Site improvements including new concrete sidewalks.
• Tuckpointing and waterproofing existing stone foundation.
• New drain tile (perforated subsoil drains) located at exterior of building foundation footings
   and associated sump pump system.
• Lower basement floor elevation 1'-2”.
• New concrete basement floor.
• New steel beams and steel columns at basement.
• Remove and replace basement located bathroom.
• Design for future duplex of the first floor apartment with/into basement.
• New natural gas fired forced air heating and air conditioning system.

 • Irving/Pulaski Apartment Building - West facade replacement
     3946-3965 West Irving Park Road, Chicago, Illinois
• The building is an existing 3-story plus basement vintage (1921) 29,140 square foot building
   with 41 apartments located on the second and third floors and 8 commercial spaces located
   on the first floor.
• Complete removal and replacement of the existing face brick and limestone with new face
   brick, re-installed limestone and new limestone. The exterior wall construction is multi-wythe
   brick masonry.
• Removal and replacement of approximately 75% of the steel lintels (beams and angles
   located at the top of window and door openings) with new.
